What are the Good Reasons to Use a Real Estate Agent When Selling?

• You do not have time to leave your job during the middle of the day to help the buyers arrange financing, help with showings, nor do you have expert knowledge of the current loan market.
  
  
• You can not readily negotiate price with a buyer.  I will be third party in the negotiations, the in-between and will effectively work out all the negotiations.
  
  
• The average visitor will not admit freely to you his likes or dislikes, yet these items must be brought into the open and discussed.
  
  
• You cannot "follow-up" since this will immediately be interpreted as ' you must be in a hurry to sell ".  I can easily make these calls for you and receive sincere and honest feedback, they have no problem telling me their 'true' feelings about your house.
  
  
• I am much more aware of the tastes and requirements of the buyer and have first hand knowledge of competitive values in your neighbour.  This helps you with your sale.
  
  
• I am familiar with and able to write a detailed agreement of purchase and sale contract that is valid and legally binding.  You don't want the buyer having an out.
  
  
• The buyer will be timid about discussing his financial status with you, and you are similarly reluctant, but not with me.
  
  
• You may make needless outlays to improve your property for selling; my experience can save you from incurring unnecessary expenses.
  
  
• You may show your home to 100 would-be buyers, spend your time, money and effort and eventually pay a commission to an Agent who properly screens prospective buyers.
  
  
• You may accept an insincere offer and then spend months in litigation in order to free your property so you can put it on the market again.  You may find buyer's and seller's personalities conflict, thereby losing a good sale.  When I act as a third party, I can diplomatically negotiate and help consummate the sale.
  
  
• Most buyers seek the services of a reputable agent like me because they realize the pitfalls of direct negotiations.
  
  
• I will enlist the services of fellow real estate salespeople, which gives you the advantage of my entire local sales force of 22,000 agents and their buyers and the national sales market of well over 100,000 agents!
  
  
• You have only one property to show (yours): whereas all of today's properties are purchased after a thorough comparison of other properties.
