In the Homeowners own words about the Kitchen Renovation.
"In 2002, Park Place Construction was contracted to renovate the kitchen. When
it was gutted, it was pretty clear that there had been a lot of rot over the
last hundred years and the foundation was in bad shape. We looked at how the
same problem was fixed at 19 Allen, and adopted the same approach, referred
to as 'pony walls'. Two 16' (the length of the kitchen) channels were dug front
to back, about 2' in from each wall. These troughs were filled with gravel,
covered in plastic, and two 16' 6x6 pressure treat beams were laid, and re-barred
through the gravel into the ground. These beams form the base for the 2x6 upright
framing supporting a 16' upper beam on which the floor joists rest. You can
see the construction from where the water heater is located. There was an opportunity
at this time to raise the back of the house and level the 2nd floor landing,
but I decided to keep it the way that it settled."
The checker tiled floor, maple cabinetry and black appliances all under a tin ceiling give a retro look to the 50 Diner era. A Double sink is brightened by the large backyard picture window bringing in the sun.A window paned rear door exits out to a fully decked and fenced backyard perfect for enntertaining.
Lower level
A low ceiling unfinished basement feature a Laundry with Maytag washer and dryer. A Lennox Elite Series high efficiency furnace , a 200 amp service and a workbench .
Upper Level
The stairs leading to the upper level to a new dark stained hardwood floors. Down the hallway is the unique design of the Master bedroom. " In 2005, the bedroom ceiling was removed to create the existing loft; putting a window in the gable at the same time. To ensure the stuctural integrity of the house (and adjoining), the engineering firm Blackwell & Bowick was contracted to produce structural drawings (see attached). From the street you can see the three bolts, which attach through the house to the steel beam assembly, which runs around the east, north and west walls. There has been no wall cracking or any sign of movement, either before or after the renovation."
The main Bath was renovated to achive greater space. A Pedestal sink, Claw tub and light coloured wainscotting exhibit influences from a past time all lit up by the widow on its back wall. The two tone colours give a feeling of more space which this room has plenty of.
From the Main Bath down the hallway towards the Second bedroom is a landing area with Built ins for a Library and sunlit from a side window adding welcomed light to the floor. In the second bedroom the floors are of course the dark stained hardwood as througghout the home. The highlight is a panoramic window overlooking the rear deck and gardens.
